Project Overview
BayStar Contracting completed a comprehensive warehouse restoration and commercial property transformation in Tampa, Florida, following the move-out of a previous tenant.
The property had significant wear, outdated work areas, damaged finishes, and spaces that needed to be properly separated and restored before the building could be marketed to new tenants.
Our goal was to repair the property, modernize key areas, address safety and fire-rating requirements, and return the warehouse to a clean, functional, tenant-ready condition.
After the previous tenant vacated the property, the warehouse required much more than basic cleaning and painting.
Several areas had been damaged or modified during the previous occupancy. High interior walls required repairs and completion to properly separate individual units and maintain required fire-rated assemblies.
Employee areas, bathrooms, workspaces, and offices were also outdated and needed improvements before the property was ready for its next occupants.

Scope of Work
A major component of the project involved repairing the warehouse's tall interior separation walls.
These walls were restored and completed to properly close off individual units and maintain the necessary fire-rated separation between spaces.
This work was especially important for preparing the property for future tenant configurations and restoring the building to a safe and functional condition.

We refreshed workspaces, employee lounges, bathrooms, and offices with new paint, lighting, electrical improvements, repairs, and updated finishes.

Decorative design elements were also incorporated into the office spaces to create a more modern and professional environment for future businesses occupying the property.
Office & Employee Area Renovations
Commercial properties can require substantial restoration after a long-term tenant moves out.
Throughout this project, our team identified and repaired damage left behind from the previous occupancy. Rather than simply covering existing problems, the goal was to properly restore affected areas and give the property owner a clean foundation for the next tenant.
