Transforming an Outdated Office into a Modern, Rent-Ready Commercial Space

BayStar Contracting completed a comprehensive commercial office renovation in Tampa, Florida, transforming an outdated second-floor office space into a bright, modern, and functional environment ready for today's tenants.

The upper floor had not received a significant update in decades. The existing space featured dated tile, older finishes, worn stairways, small office configurations, aging lighting, and traditional drop ceilings that made portions of the property feel dark and dated.

The property owner wanted more than a cosmetic update. The goal was to reconfigure and modernize the entire space, improve its functionality, and create a more desirable commercial property that could command higher rental rates.

The existing office layout no longer met the needs or expectations of modern commercial tenants.

Individual offices were too small, the restroom configuration took up valuable space, the hallways felt dated, and many of the finishes reflected the original 1990s-era design.

BayStar Contracting developed a renovation plan that addressed both the appearance and functionality of the property.

The project included extensive interior improvements throughout the second-floor office space:

  • Reconfigured the existing floor plan to create larger, more functional office spaces

  • Relocated the existing restrooms toward the rear of the building

  • Added an additional restroom to better serve tenants and occupants

  • Removed outdated flooring and installed new modern tile throughout the renovated areas

  • Removed portions of the traditional drop-ceiling system

  • Used spray foam and an exposed-ceiling approach in hallway areas to create a more contemporary commercial appearance

  • Installed new lighting to make the offices and common areas brighter and more inviting

  • Repainted walls, ceilings, trim, and other interior surfaces

  • Installed new interior doors

  • Added updated door hardware and finishing details

  • Renovated and modernized the stairwell

  • Updated hallways and common areas

  • Improved the overall flow and usability of the second floor

  • Completed finish work throughout the space to give the property a clean, cohesive appearance

Our Commercial Renovation Scope

One of the most noticeable changes can be seen in the main hallway.

Before construction, the corridor had older brown tile, a suspended ceiling, aging fluorescent lighting, and finishes that made the space feel narrow and dated.

Following the renovation, the same area features light gray flooring, freshly finished white walls, black base trim, updated lighting, new doors and hardware, and a modernized ceiling design.

The lighter finishes dramatically changed the appearance of the building, making the hallway feel cleaner, brighter, and more spacious.

  • The renovation wasn't limited to the common areas.

Updated Offices & Tenant Spaces

Improving the floor plan was an important part of the project.

The existing bathrooms were relocated toward the rear of the building, allowing the available square footage to be used more effectively. An additional restroom was incorporated into the new layout, improving convenience for tenants and visitors while helping create larger office areas.

These changes allowed the renovation to improve both the appearance and practical value of the property.

The existing stairway was another highly visible part of the building that needed attention.

BayStar Contracting updated the stairwell to coordinate with the newly renovated second floor. The refreshed stairs, flooring, walls, railings, and surrounding finishes created a much cleaner transition between levels and helped ensure that the improvements extended beyond the individual offices.
